Before you apply, it helps to know what our leasing team/application specialists will review during the application process.

Applications include a review of rental history, income, credit, identification, residency documentation and vehicle condition at Aspen Village.
Every adult age 18 or older who will live in the apartment must complete an application and meet the application criteria. Minors who will live in the apartment on a regular basis must also be listed on the application.
Do I need rental history?
Yes. Aspen Village requires at least 12 months of positive, verifiable residential or rental history.
If there is a balance owed to a previous landlord, that balance must be paid in full, and proof of payment must be provided. Prior residential history may also be requested or obtained and used to determine rental qualifications.
Applicants with no verifiable rental history, no credit, or good credit who meet the income qualifications may be able to pay the listed no-proof-of-rental-history fee.
What income do I need to qualify?
At least one applicant must meet the minimum income requirement.
For Aspen Village, the income guideline is:

| 2 Bedroom | 3x monthly rent |
Current employment or a job offer used to meet the income requirement will be verified, including salary amount and start date. Applicants are generally required to have been continuously employed for at least 3 months directly before the application date.
Applicants should be ready to provide current income documentation. This may include current paycheck stubs. Self-employed applicants may need to provide documentation showing they consistently meet the income requirement, such as tax returns, bank statements, or statements from contract work.
Full amounts of Social Security, disability, and child or spousal support are accepted.
What if I do not meet the income requirement?
If you do not meet the income requirement, a cosigner may be an option. The applicant must qualify in the other areas of the application before a cosigner is offered. Cosigners must also complete an application and meet additional requirements.
In some cases, an applicant who does not meet the income requirement may qualify by showing at least 12 times the monthly rent in cash or cash-equivalent liquid assets, with proper proof.
Will my credit be checked?
Yes. Credit is checked through a national credit bureau as part of the application process.
If no credit record can be obtained, Fath Properties may contact the credit references provided on the application. A credit report returned with a high-risk score may be accepted if the applicant meets the other requirements and pays the listed credit approval fee.
Are vehicles reviewed?
Yes. All resident vehicles must be listed on the application, meet the Fath Properties vehicle policy, and be inspected before application approval.
Do non-U.S. citizens need anything extra?
Non-U.S. citizens must complete the Supplemental Rental Application for Non-U.S. Citizens. They must also provide at least one official document showing they are entitled to reside in the United States, plus one form of photo identification listed on that form.
Is renters insurance required?
Yes. Residents are required to provide proof of renters insurance. This requirement helps provide financial protection from accidents, such as a fire, that could create financial hardship.
How long can an apartment be held after approval?
Aspen Villages standard policy is to hold an apartment for up to 30 days after application approval before move-in is required.
If an exception is made and the exception date passes without move-in, the move-in may be canceled, and fees or deposits may not be refunded.
What are your maximum occupancy guidelines?
The maximum occupancy guidelines are:

To help avoid delays, be sure to fill out your application completely and accurately. If required information cannot be verified within 3 business days, or if the application does not meet the listed criteria, the application may be rejected.
What can delay or hurt my application?
Applications can be delayed or affected by missing, incomplete, inaccurate, or unverifiable information.
Common issues include:
- Missing income documentation
- Income that does not meet the requirement
- Rental history that cannot be verified
- A balance owed to a previous landlord
- Credit issues
- Vehicle condition concerns
- Missing identification or supplemental documentation
- Incomplete application details
Providing fraudulent information or documentation will result in the application being denied. If an application is canceled or contains fraudulent information or documentation, fees or deposits paid may be forfeited.
